How do we look after and protect this asset that never stops giving?

OK – So we know that the Student Accommodation market is awesome! So how do we look after and protect this asset that never stops giving!? Looking after your accommodation is very important to ensure it is well maintained.

Give it a “really good clean” a “Deep Clean” once a year…………..really? Are you serious? You would only give your home “a really good clean” once a year!!??!! Looking after your accommodation should be an on going process not just an end of your clean.

The investment in build and fit-out needs to be mirrored and scaled with a long term planned and preventative maintenance programme, I am not talking about M&E here – but with the old fashioned idea of keeping things smart, presentable and clean.

The market of Student Accommodation has somehow fallen into this cycle of allowing their “customers” to do as they please and clean up after them on an annual basis. (The more I write this the dafter it seems.)

And then every summer, all at once, all the hundreds of thousands of rooms “MUST” have a deep clean. In the most manic of circumstances, within any industry in the UK, within the tightest of timescales, and no-one seems to have worked out why it’s so difficult to find a decent company to work with to complete this task that they all want, at the same time.

Many of you reading this – if you are still with me – will know the financial constraints, cost implications, let alone the cash flow debacle, such a highly seasonally spiked business will have – which may explain why there are fewer and fewer businesses involved.

So something clearly has to change, and in the absence of a 300% increase in accommodation cleaning rates, then that will be the Student Accommodation providers that will have to.
