Refurbishing an empty building is straightforward — you clean it once the trades leave. Refurbishing one that’s still occupied is a different challenge entirely: staff, tenants or patients are on site while dust, debris and disruption are being generated a few metres away. The cleaning has to protect them throughout, not just tidy up at the end.
Whether it’s a floor-by-floor office refit, a phased retail upgrade or works in a live healthcare or education setting, post-refurbishment cleaning in an occupied building is a specialist job that runs alongside the works.
How it differs from a standard after-builders clean
A traditional after-builders clean happens once, at handover of an empty site. In an occupied building the priority shifts to containment and continuity — keeping fine construction dust out of live areas and keeping the occupied parts safe and usable every single day.
Controlling dust and debris
Fine plaster and cement dust travels through corridors, shared air and onto every surface. In a live building that’s a health, comfort and even equipment risk. Effective control means:
- Cleaning at the boundary between works and occupied zones, daily.
- Regular wipe-downs of shared routes, touch points and surfaces.
- High-level and hard-to-reach dust removal as areas are released.
- Protecting sensitive areas — IT, reception, clinical or food spaces.
Working in phases and out of hours
Occupied refurbishments are almost always phased. Cleaning has to match that rhythm — each completed zone cleaned to occupation standard before people move back in, often out of hours or at weekends to avoid disruption. Close coordination with the site programme is essential so nothing is cleaned too early or missed.
Occupied-building clean — what matters
- Daily dust control between works and live areas.
- Phased cleaning that follows the construction programme.
- Out-of-hours work to protect occupants and business continuity.
- Sensitive-area protection (IT, clinical, food, reception).
- A final sparkle clean of each zone before re-occupation.
- CSCS-carded, site-safe, inducted cleaning teams.
The handover clean
As each phase completes, a final deep/sparkle clean brings the area to full occupation standard — glass, frames, floors, fittings and surfaces client-ready, stickers and protective film removed. Done zone by zone, the building never has to fully close.

Frequently asked questions
Can you clean during a refurbishment while we stay open?
Yes — that’s the specialist part. We control dust daily at the boundary of the works, clean shared areas and touch points, and work in phases (often out of hours) so your building stays safe and usable throughout.
How is this different from an after-builders clean?
An after-builders clean is a one-off at handover of an empty site. In an occupied building the focus is ongoing dust containment and continuity, with a final clean of each phase before people return.
Is your team safe to work on a live site?
Yes — our operatives are CSCS-carded, DBS-checked and inducted, working to method statements and risk assessments alongside the construction team.
